I’m pleased to introduce you to our newest senior living development, Silvergate Rancho Santa Fe. Currently in the early stages of planning, this extraordinary community is expected to open in 2030 on a beautiful 23-acre property within the Covenant boundary of Rancho Santa Fe.

Designed in the Spanish architectural style, Silvergate Rancho Santa Fe will offer spacious cottages and apartments unlike anything available in San Diego retirement living today.

Interest has already been remarkable, with more than 200 families joining our Wait List. I invite you to do the same and be part of this exciting new chapter for senior living in North County.

Benefiting the Entire Rancho Santa Fe Community

Many Covenant residents have asked how would Rancho Santa Fe benefit from a luxury senior living development at this location. If approved, we believe Silvergate Rancho Santa Fe would offer a multitude of benefits including addressing a long, underserved community need within the Covenant.

Providing Seniors An Opportunity to Stay In the Ranch

Currently, residents of the Ranch who are seeking a quality retirement lifestyle are lacking any local neighborhood options in Rancho Santa Fe. They must move out of the community they cherish in order to find desirable senior living accommodations. With more than 850 Covenant residents currently over the age of 75, Silvergate Rancho Santa Fe would offer many seniors the opportunity to stay in the community they call home. They can remain near friends and family, continue to shop locally, keep their club membership active, and continue supporting their favorite local organizations and charities within the Ranch.

Generating New Revenue For the Rancho Santa Fe Association

Silvergate Rancho Santa Fe would become one of the largest contributors of annual dues to the Rancho Santa Fe Association, with initial contributions estimated at $150,000 per year. These funds would provide the Association with more resources to invest in other community needs to the benefit of all residents within the Ranch.

Supporting Long-Term Viability of the Ranch

Development of this project creates an opportunity for new families to settle in the Ranch as they buy homes from long-time Covenant members who would move to Silvergate. This next generation of families supports the long-term health and wellbeing of the entire Rancho Santa Fe community. Furthermore, as many home values for seniors have been protected by Prop. 13 for decades, the newly assessed value of these home purchases results in a significant increase in dues flowing into the Rancho Santa Fe Association as well.

For decades the property at Calzada del Bosque near Chino Farms has often been considered an “eyesore” by many Covenant members. The development of Silvergate Rancho Santa Fe offers a tremendous opportunity to beautify one of the main entry points to the Ranch—something of which all residents can be proud.

How many apartments and cottages are expected to be built?

The current design for the property has 148 total units, including: 94 apartments, 30 cottages and 24 memory care units.

How big will the apartments and cottages be?

Silvergate RSF will offer two-bedroom with den apartments (1,400 to 1,700 squarefeet) and the cottages will be three-bedroom with a den, with two-car garages and patios (2,000 to 2,400 square feet).

When does Silvergate RSF anticipate opening?

If approved, the estimated opening of Silvergate RSF will be in 2030.

Approximately how many residents will live at Silvergate RSF?

Approximately 200 residents.

Does AmeriCare own the property?

Yes – AmeriCare purchased the 23-acre property in July 2021.

Is the property within the RSF Covenant boundary?

Yes, as of the most recent design evolution, the entire Silvergate project is within the boundary of the RSF Covenant. No additional parcel annexation will be required and the whole project is now within the jurisdiction of the RSF Association.

Would this development require a general plan amendment with the County?

No – As this type of use is allowable under both zoning designations, it will NOT require a general plan amendment to proceed.

Will the property by subdivided?

No – The two current parcels will NOT be sub-divided further.

Will the individual units be for sale?

No – This project’s apartments and cottages are rental only.

What’s the difference between Senior Living and Senior Housing?

Senior Living (a.k.a a retirement community) typically is: Age restricted 60+, for rent, not subdivided, includes on-site dining, robust social programs, is licensed, provides assisted living & memory care services, and is managed internally by a team of professionals.

Senior Housing (a.k.a. “step down housing”) typically is: Age restricted to 55+, for sale condos, requires a subdivision map, no dining, not licensed, must comply with CA Fair Housing Act, may require affordable unit, no health services offered, managed by individual owners and a HOA association.

Is this property within the flood plain?

As of the most recent design evolution, the 100-year FEMA flood plain no longer reaches the Silvergate project boundary, and no structures are being built within it.

How visible will the property be from the road?

Substantial beautification and dense screening will be planted within the large setback areas (up to 60 ft.) along Villa de la Valle and Calzada del Bosque to help conceal the property structures from the road. Single story cottage structures with the lowest height will be built along the perimeter to further shield the two-story apartment building set deeply within the northern portion of the property.

What architectural style is being proposed for this property?

Silvergate RSF will be built in a beautiful yet sophisticated style reflecting the Spanish design aesthetic frequently seen within the Ranch and similar to the RSF golf club and the RSF Inn.

Will new residents mostly be from “The Ranch”?

While residents cannot be restricted to only seniors from the Ranch, the majority of residents will undoubtedly come from the immediate area (within 3 – 5 miles). Historically, most retirement communities, including all of Silvergate’s properties, have resident populations drawn from households within the communities in which they are located.

What types of amenities is Silvergate considering for this property?

As our newest flag-ship property development, Silvergate RSF will offer a multitude of new amenities for residents, including: Secured entrance with guard, a central club house with concierge, ballroom(s), pool, fitness center, health center, private nature trail, chipping green, fountains, on-site dining room, sport courts, game rooms, art/craft studios, salon, library, theater, meeting rooms, etc.).
