Latest Project Update For Silvergate Rancho Santa Fe

As the proposed Silvergate Rancho Santa Fe senior living community moves through the local entitlement process, there are important project updates to report reflecting the close collaboration AmeriCare Health & Retirement, Inc. has forged with the Rancho Santa Fe Art Jury.   

Over the past several months, this collaboration along with AmeriCare’s commitment to being a thoughtful community partner, has resulted in meaningful refinements that have significantly reduced the project’s overall size, scale, bulk, and mass -- while enhancing long-term community compatibility.

Key Project Updates Include:

20% Project Footprint Reduction

Two of the four original parcels have been eliminated from the plans, reducing the total project size from 29 acres to 23 acres.

Those two parcels were outside the Rancho Santa Fe Covenant jurisdiction and subject to annexation challenges. The remaining project now sits entirely within existing jurisdiction, simplifying approvals and removing complexity.

Reduced Apartment Count

Due to removing the two smaller parcels, the overall apartment volume has been reduced from 178 units to 148.

Cottage Home Reduction

Cottage units have been reduced from 40 to 30 homes, directly addressing Art Jury requests to further reduce bulk and mass.

Memory Care Building Redesign

At the Art Jury’s request, the second story of the memory care building has been eliminated, reducing bulk and mass along the north perimeter and decreasing the unit count from 44 to 24.

Added Apartment Breezeways

New breezeways have been incorporated into most apartment buildings to break up larger structures, reduce visual scale, add more architectural variation, and introduce a new 1-bedroom apartment unit type -- creating more variety in living options for future residents.

Flood Risk Mitigation

The project no longer includes structures within the 100-year flood zone, further mitigating flood risk and reducing grading and infill.

Fire Safety Improvements

In coordination with local fire authorities, a second emergency-only entry/exit from Villa de La Valle has been added to the project to enhance emergency access, evacuation safety, compliance, and long-term resident protection.

Enhanced Landscaping and Landforming

The project perimeter along the two primary roadways now features enhanced landforming and dense native landscaping to:

• Reduce light emissions

• Improve roadside security

• Shield project visibility

• Buffer traffic noise

• Reflect the Ranch’s natural grading and landscape character

• Enhance overall beautification

Together with the many changes made in earlier Art Jury meetings, these modifications significantly strengthen the project, improve community compatibility, and clearly demonstrate AmeriCare’s good-faith and collaborative efforts to address feedback and secure approval.

The story poles on the site are being updated to reflect all of these latest changes so the community can accurately see the revised scale and massing.

Next Step in the Approval Process

AmeriCare Health & Retirement, Inc. will be returning to the Rancho Santa Fe Art Jury on Tuesday, March 10th, 2026 to formally request approval to move the project into the next stage of the development process.
