Thoughtful Design Continues to Shape Silvergate Rancho Santa Fe

Good morning to all Future Silvergate RSF Residents,

I thought that I would take this time to give you an update on the progress of the Silvergate Rancho Santa Fe project. You’ve all been very patient as we’ve progressed thru the Art Jury review of the project, so here are some highlights and talking points that you may find helpful in discussing our project with your friends.

In February 2025, the Art Jury voted to advance the project to a final review of revised concept plans and a review of a proposed “story pole” plan for the structures on the site. That information will be presented at our next scheduled Art Jury meeting on June 10th, 2025.

Following the February meeting, the Art Jury sent us a letter asking us to respond to several remaining issues and questions regarding the project. Much of their focus was on the size, density, bulk, and mass of the project. For your information, this is generally how we have addressed these questions:

Project Size

We have proposed 134 independent living apartments and cottages for the property based on the need and demand for retirement housing expressed by the senior residents of the Rancho Santa Fe Covenant. We currently have 177 households from the Covenant on the Move-In list.

Project Density

As a Residential Class C zoning, we are allowed a maximum site coverage of 50%. The property as currently designed will have a coverage of 23%. In more common language, that means that approximately 7 acres of the 28 acre property will be covered by buildings, and 21 acres of the property will be open space.

Bulk

The cottages and apartments on the property have intentionally been designed to be larger and more spacious to ease the transition of residents from the larger estate homes in the Ranch. The apartments and cottages will range in size from 1,400 SF to 2,500 SF, the largest of any retirement community in San Diego.

Mass

I found this to be the most “eye opening” characteristic of Silvergate RSF. When compared to other high-end retirement communities in San Diego, Silvergate RSF will have the lowest density of any other high-end community in the County. Here’s how Silvergate compares:

Given the low density compared to other high-end retirement communities (6 units/acre); the larger sizes of the apartments (1,400 SF) and cottages (2,500 SF); and the amount of open space (21 acres), we feel that Silvergate RSF now truly reflects the unique nature and qualities of the Rancho Santa Fe Covenant community.

There is one other important update that I wish to bring to your attention. We have added a second story to the final design of the Silvergate Suites, providing an additional 20 units of memory care. We have done this to ensure that we have sufficient on-site capacity to accommodate the memory care needs of our residents. A recent survey of the high-end retirement communities listed above found that they were all 100% full with a 6 to 12 month wait list. Our original plan for a 24-unit building was too small.
