Hello once again friends of Silvergate Rancho Santa Fe.

If you live in or near the Ranch, you’ve probably seen progress at the proposed Silvergate Rancho Santa Fe site. Story poles—which provide visual markers for the height and massing of proposed buildings on the site—are up and excitement is growing, so I thought it was time to send another progress update.‍

Continued Collaboration‍

Earlier this summer, Silvergate returned to the Art Jury once again to highlight and review the latest changes incorporated into this once-in-a lifetime project. I thought it was a highly productive meeting, and it gave us another opportunity to demonstrate that Silvergate continues to be a collaborative partner with the Art Jury in the design process.‍

Enhanced Design

• Lowered roof heights & stepped-back second stories on the end unit apartment structures to help further reduce massing—especially near neighbors.
• Introduced a new, large one-bedroom den apartment—to add more unit type variety.
• Relocated memory care visitor parking to the center of the building—away from eastern neighbors.
• Removed significant sidewalk hardscaping to better reflect the more rural design character of the Ranch—creating more landscape buffering from neighbors.
• Expanded the Memory Care building to accommodate unprecedented local RSF demand for high-touch care—helping to assure couples can remain together longer.

We believe the project’s design has been enhanced as a result, and we’re excited to move forward together.‍

Story Poles Are Up!‍

At the end of that last Art Jury meeting, we were reapproved to move forward with next phase of review—story poles. Honestly, we weren’t sure if story poling a project of this size was even possible, as they’re not typically used for commercially zoned projects of this type. However, after working closely with a familiar expert local to the Ranch, we were able to accommodate the Art Jury’s request.

To comply with the requirements, we installed story poles to represent the corners and roof lines of each and every structure on the property. We’re happy to report that the poles have already been certified by independent surveyors for accuracy.‍

The Right Fit

‍Every time I visit the site, I am reminded of how large of a piece of property it truly is at nearly 30 acres. What was evident right away to me was how spacious the footprint of the proposed builds looked.

Unlike a two dimensional drawing, when walking the site in person, you get a true sense of how far away the proposed structures are from roads and neighbors, of how comfortable the spacing between cottages is, of how much lower the roof lines are compared to existing neighbors, and much more. I’m confident the Art Jury will feel the same when they too see it in person next month.‍

Next Steps‍

We continue to field weekly calls from local Rancho Santa Fe residents inquiring as to when Silvergate will be opening. All I can say is that we’re doing everything in our power to follow the process, to be collaborative partners in the Ranch, and to secure all necessary approvals. With regard to immediate next steps, we’ll be walking the story poles with the Art Jury in early October followed immediately by the next Art Jury review meeting, at which time we’ll be seeking their approval to continue moving forward.
