Community outreach efforts by Silvergate Rancho Santa Fe have been ongoing this month as the project’s owners hosted a third Meet & Greet Gathering for local residents at the Rancho Santa Fe Golf Club in mid-June. Silvergate’s team has actively shared plans for the luxury resort-style retirement community at several similar meetings since November of 2023, along with giving numerous presentations to local organizations. The most recent of those was an appearance before the A.R.T. Forum, a Rancho Santa Fe-based group of seniors focused on the art of thoughtful aging.
The ownership team presented plans for the proposed development at the corner of Via De La Valle and Calzada Del Bosque aided by a series of full-color renderings, including the latest concepts for the community’s Wellness Center, apartment homes and a separate, dedicated Memory Care building. The owners expect to submit a formal approval package to the R.S.F. Art Jury in early October. The lively group of enthusiastic seniors also learned about the ownership history of the site, the benefits of bringing senior living to the Ranch and the ranch-inspired aesthetics of the cottage and apartment home accommodations.
Why Here, Why Now, Why Us
Chief Executive Officer, David Petree, delivered remarks at the gathering to address the key questions of “Why here, Why Now, and Why us?” His explanations shed light on how the existing Class “C” zoning of the proposed project site aligns with the original intended use of the land, allowing for greater density along the outer perimeter of the Covenant boundary.
“Right now is the time for residents in the Ranch to vocalize their support of Silvergate and seize the opportunity to have this much-needed asset built,” said Petree, whose locally-owned and operated business includes a collection of senior living communities in Fallbrook, San Marcos and Rancho Bernardo. “If this land were developed into a single estate or even multiple estates, the opportunity to build a luxury retirement property of this size, scope and vision in the Ranch would be gone forever. This project offers the highest and best use of the land, provides seniors with a step-down retirement destination befitting of the Ranch and ultimately serves the entire community.”

Top Benefits to the Community
The primary advantages of building a resort-style retirement community in the Ranch was given by Greg Petree, who serves as President of AmeriCare Health & Retirement, Inc. and oversees daily operations of the company’s other retirement communities. His talk focused on four key benefits for Rancho Santa Fe, including:
- Providing seniors an opportunity to remain the in Ranch as they age;
- Generating new revenue — to tune of $150,000+ annually – for the R.S.F. Association;
- Supporting the long-term viability of the Ranch as new families buy homes from seniors who relocate to Silvergate for retirement;
- Beautifying and transforming a gateway entrance to the Ranch that has long stood neglected.
“We’re finding incredible interest in this project, especially among Covenant residents. Currently we have more than 170 from the Ranch who have signed up for the Wait List and it’s growing weekly.” said Petree, who has played an integral role in the early efforts to educate the Ranch community about this much-needed community asset. “I’ve heard from so many local seniors who want an opportunity to remain in the Ranch. Now is the time for them to speak up in support during the approval process that is happening with the Art Jury and the Rancho Santa Fe Association Board.”
Project Design & Development
The presentation then transitioned to remarks from Matt Petree, the company’s CFO and V.P. of Development, who will spearhead the design and development of the new Silvergate property. He presented a project overview and an update on the development timeline, indicating that the next step in the process involves a review of the plans by the Rancho Santa Fe Art Jury in the fall to demonstrate compliance with Rancho Santa Fe’s Class “C” zoning regulations.
“We’ll be basing the design of the Silvergate Rancho Santa Fe community on the highly successful model we employed at our resort-style Rancho Bernardo campus which has resulted in a more than three-year wait list at our that site,” said Petree. “When it’s built, this project promises to be one of the most luxurious, beautiful resort-style retirement communities in Southern California. The apartment and cottage home sizes will be among the largest industry, ranging from 1,400 to 2,400 square feet with two- and three-bedroom floorplans exclusively.”
