The executive team from AmeriCare Health & Retirement, Inc. made a compelling presentation to the Rancho Santa Fe Public Interest Committee earlier this January to provide a summary of their proposed luxury retirement community, Silvergate Rancho Santa Fe. The presentation was the first in a series of briefings planned for local Rancho Santa Fe organizations throughout the year.
The discussion, held at the Rancho Santa Fe Golf Club, showcased an overview of the company’s plans for the project, including: a look back at the ownership history of the land, a summary of the existing zoning for the parcels, and the original intent for greater density along the outer perimeter of the Covenant. The presentation also explained how the company came to acquire the property, the four primary benefits to building a retirement community in the Ranch, and an explanation of the development timeline and scope of the project.
Silvergate Rancho Santa Fe is a proposed senior living community slated for development at the corner of Via de la Valle and Calzada del Bosque, a 28-acre location where for decades, numerous attempts have been made to undertake development on the land by previous owners — none of which came to fruition.
“I’ve experienced Silvergate’s other retirement communities, and they have a strong family-friendly feeling,” said Jim Boyce, another Covenant member who attended the presentation and has direct experience with AmeriCare after serving as their banker when he was the former President of Rancho Santa Fe National Bank. “I think that if they take what they’ve done over at their community in Rancho Bernardo and expand that concept here, well that’s exactly what we need here in Rancho Santa Fe.”
Family owned and operated, AmeriCare’s C.E.O., David Petree, President Greg Petree and Vice President of Development, Matt Petree were all on hand to share insights into the decades-long history of their local company and its boutique collection of senior living communities in Fallbrook, San Marcos and Rancho Bernardo, where they have been serving seniors and their families for nearly 40 years. Their remarks delved into a wide range of positive impacts the new retirement community is expected to have for local seniors, the Rancho Santa Fe Association and members of the Ranch at large.
Preserving the Legacy of the Ranch
One of the primary objectives of the Silvergate Rancho Santa Fe retirement community is to provide seniors in the Ranch the opportunity to age in place in the community they have called home for years. By offering a high-quality, luxury senior living option, Silvergate aims to enable residents to remain connected with the familiar surroundings of the Ranch, fostering a sense of belonging and continuity.
“We understand the importance seniors place on remaining connected to the community they know and cherish as they age. Economic Boost for the RSF Association
While Silvergate Rancho Santa Fe is poised to benefit local seniors, it also represents a potential revenue boon for the RSF Association. If approved and built, the community is expected to generate resources to the tune of $150,000 annually for the association, contributing to its financial health and generating new funds to support other community initiatives.
“A thriving community needs strong financial support,” said Greg Petree, President of AmeriCare who has direct operating oversight of the Silvergate communities and the company’s medical office building portfolio. “Silvergate’s newest retirement community will be an enormous investment in luxury senior living, but also an investment in the entire Ranch community. The additional revenue generated will enable the RSF Association to enhance other existing amenities and services. When you couple that with new dues collected from families who purchase re-assessed homes from downsizing seniors, a win-win situation is created for the entire Ranch.”
Long-Term Viability of the Ranch
The presentation also emphasized the importance of ensuring the long-term viability of the Ranch by addressing the evolving needs of its residents. Silvergate — strategically designed to cater to the growing population of aging residents in the Ranch — brings a viable step down housing solution to Rancho Sant Fe, contributing to the overall sustainability of the Ranch.
“We see this project as a key component in securing the Ranch’s ability to service the more than 850 seniors over the age of 75 who currently live within the Covenant,” said Matt Petree, C.F.O. and Development Director for AmeriCare. “As demographics shift and seniors continue aging in the Ranch, it’s crucial to adapt and create spaces that offer viable senior living options within the community and provide seniors with a better opportunity for a more active lifestyle. Gateway Beautification
Silvergate Rancho Santa Fe is envisioned to be a upscale architectural and landscaping achievement among luxury senior living communities. Its construction will bring about the much-needed beautification of a gateway entrance to the Ranch at the corner of Via de la Valle and Calzada del Bosque.
The landscape aesthetics of the project have been designed to complement the natural beauty of Rancho Santa Fe and will provide an opportunity to transform what has long been called an “eye sore” location into a densely manicured focal point that greatly shields the property from public view – creating a source of pride in the community for all of the Ranch’s residents.
