The Grading Phase of construction is now complete. We are now moving on to the Foundations Phase of construction, and our progress remains on track to open our doors in 2019. During this next phase, we’ll be working on a few important and interesting components of the project, including:
Underground Utilities
We’ll be installing an extensive network of pipes throughout the site, including storm water lines, potable water lines, fire water lines, and sewer lines. Also, as part of our environmentally-friendly project design, we’ll be installing bio-retention areas for storm water retention. These areas are a crucial part of our rainwater catchment system, as they will reduce the need for irrigation.
Vibro Piers
For those of you who are current homeowners in Rancho Bernardo – you may be aware of foundation settlement concerns due to the type of soil in the area. We are very aware of this issue, and in order to combat future possible foundation settlement issues, we’re installing vibro piers, also known as aggregate piers, below the foundations of our buildings.
These vibro piers are crushed stone pillars that are drilled into the soil below the buildings, effectively creating a more stable support system below the foundations to reduce future settling (or “sinking”) into the soil over time.
